How do I switch from my current property manager?
It's easier than most landlords expect. After a free appraisal, we handle the entire transition: notifying your current agent, transferring the lease records, contacting your tenants with a polite introduction, and arranging the bond and key handover. You don't have to make awkward phone calls or chase paperwork.
What's included in your management fee?
Our standard management fee covers rent collection, arrears management, routine inspections with photo reports, repairs and maintenance coordination with vetted tradespeople, end-of-month financial statements, EOFY tax reports, and ongoing communication with both you and your tenant. Marketing for new leases and the letting fee are charged separately.
How often will I receive reports and inspections?
You'll receive a monthly financial statement and an annual income summary for your tax return. We conduct a thorough ingoing inspection at the start of every lease, then routine inspections every 6 months (the legal maximum in NSW) with detailed photo reports sent directly to you. Additional inspections can be arranged any time on request.
What if my property is vacant when I switch?
We treat vacant properties as a priority. Zanna will inspect the property, prepare professional listing photos and copy, and have your property advertised across the major rental portals within 48 hours. Our local database of pre-qualified tenants means many properties are leased before the first open inspection.
How do you handle maintenance and repairs?
For routine repairs under your agreed approval threshold, we organise vetted local tradespeople and keep you informed. For anything above that threshold or anything urgent, we contact you first with a quote and recommendation before proceeding. You stay in control without being burdened by every minor issue.
What happens if a tenant stops paying rent?
We monitor rent payments daily. If a tenant falls behind, we follow up immediately with a phone call and written reminder. If arrears continue, we follow the NSW Civil and Administrative Tribunal (NCAT) process, keeping you informed at every step. Landlord insurance is strongly recommended and we can guide you to suitable providers.
